Why do you charge a €5,000 engagement deposit?

The deposit allows us to limit our intake to just six new clients per month, ensuring our team can dedicate 100% of its capacity to your search. It serves as a commitment to the partnership and is fully credited against our success fee once you purchase your property.

What happens if I don’t find a property within the 120-day period?

Our goal is to compress a search that usually takes years into 120 days of decisive action. If we haven’t found the right match within that time, we can discuss extending our partnership or parting ways. If we fail to present at least three properties meeting your criteria within the first 30 days, you are entitled to a full refund or credit.

Do I have to work exclusively with HAVEN?

Yes. To provide a controlled, high-level experience and prevent leakage to competitors, we ask for exclusive representation within the Costa del Sol during our 120-day engagement. This gives you maximum leverage when we approach off-market sellers on your behalf.

Can I see properties that aren't listed online?

Absolutely. Approximately 20% of our acquisitions never hit the open market. Our members get priority access to «quiet listings» and off-market gems through our private network of owners, developers, and advisors.

Do you help with more than just finding a house?

We are your «Costa del Sol Team». Our dedicated service infrastructure includes top-tier legal and tax advisors, interior designers, and premium builders. We handle the complexity of the foreign market so you can focus on the lifestyle upgrade.

Why do you require proof of funds so early in the process?

This is a protective measure for our members. By verifying all clients, we ensure that when we represent you to a seller, they know they are dealing with a serious, qualified buyer, willing to act fast when the right opportunity is presented to them. Offering a fast completion is often key to securing a better negotiated price. This exclusivity protects your time and ensures you aren’t competing with «tourist» shoppers.

Will you help me negotiate the price?

Yes, this is a fundamental part of our service. On average, we help our clients secure luxury properties at 17% below the asking price, significantly outperforming the Marbella industry average of 7%. We manage the entire negotiation process, protecting you from overpaying in an often opaque market. Additionally, our streamlined client qualification process allows us to move quickly and confidently, giving our clients a clear advantage over traditional buyers who are often delayed by funding approvals or lengthy KYC procedures, delays that can ultimately cost them the deal.
